    I have a double car garage. Can I leave a key for the rear access door, or is the ‘clicker’ required?
    Also I thought I heard/read that the motor for the garage door is to be unplugged. Is this correct?

      Hey Jim. You don’t need to provide a garage clicker if you live in a townhome with the condo-patio-garage setup. Garage motors are either unplugged or manually disengaged to prevent them from opening the garage during tenting. In lieu of providing a house key, you can provide a garage code assuming that will also allow entry into the residence.

    Yesterday May 31, plastic bags were left only in the 1st floor apartments, but No plastic bags were left in the 2nd floor apartments.

    I just checked on the Internet and every site said anything made from memory foam must be removed. I haven’t heard anything about it in any discussion except infant mattress

      You’ll find a lot of conflicting information on the internet. Much of it doesn’t account for every product available for fumigation and the current laws and regulations. Only baby mattresses have to be removed during your fumigation.

      Hey Julia. We don’t have that info, but you can just. Choose any number from the menu just to get the form submitted.

    On the Occupants Fumigation Notice and Pesticide Disclosure, can we please confirm what the response should be to this question:

    Are you aware of any conduits, pipes, common drains, air ducts, central vacuum systems or any other construction elements that would allow the passage of a fumigant from the structure to be fumigated to any other adjacent or adjoining structure?

    I believe “the structure” is referring to our entire building, all six units, correct? So we would answer “no”, correct?

      Additional cleaning or washing will not be necessary after the fumigation. The home will be as clean the day you leave.

    My garage is being fumigated during phase 8 on 6/11. What time will workers be by to pick up my garage door opener? Also, is it necessary to fill out the occupant’s notice form for garages?

      Hey Katie. No need to fill out the form just for the garage. Crews may be picking up your clicker anytime between 7am and 5pm. Most likely, they will be there first thing in the morning.

    I have 27 gallon plastic storage bins in my garage, they are stacked on shelves on the wall. There are about 15 of them. Do those need to come down and lids opened for fumigation?

    Hi,
    Our building will be be fumigated in June and I am curious as what to do about a closed off ceiling space in my bedroom closet. I live on the ground floor and this opening has always been closed off by screws. I assume it was access to plumbing or something but has never been opened by me or the previous owner. Is this something I need worry about to prepare for fumigation?

      Electricity will stay on during the fumigation. SDGE is only shutting off and restoring your gas supply.

      Hey Carmen, those documents will be available when the fumigation dates have been confirmed. The 740 are estimated to be fumigated between mid-June and late July.

        Sorry,once again I thought of something else . All the food that has been opened in refrigerator & freezer must be removed ? After 12 hours any food must be considered spoiled . If yes that’s a considerable loss . FYI , my son and I are handicapped and besides the cost a hotel and hiring movers is expensive

          Correct. Everything in the fridge and freezer must be removed or double-bagged in Nylofume material. Once double bagged, you can put the items back in the friedge and freezer. Electricity will stay on.

      Hey Luis. Garage building 24 isn’t scheduled to be fumigated for another couple of months. You can certainly use it for storage while your home is fumigated.

    2) if things are broken damaged or stolen during this are responsible parties going to fix, repair or replace said items. (We aren’t using our home insurance.)

    3) if they damage plants near the garage/home are we going to be reimbursed?

    4) do we have to clean out our ducts for central air? if yes, who is paying for it?

    5) are we going to be reimbursed for all the expenses accrued for this? Hotel, supplies to secure our home etc.

      Hey Yoshi. 1) No, electronics can stay as is. 2) Please report anything of concern. Each claim will addressed on a case by case basis. If you wish to claim theft, file a police report immediately. We will provide any information they request to assist in their investigation. 3) Reimbursements are not given for plant damage. 4) Cleaning the air ducts will not be necessary. 5) We do not reimburse for hotel, supplies to secure our home etc.

    Do I need to unlock the overhead storage built-ins located in my garage? The tops are open air, it is only the front of the cabinets that are locked. Garage building 8, not sure the exact stall, it’s not on the map.

    Please let me know by 4/29 as fumigation is 4/30.

    Hi Ozzie – Hope all is well. Can you explain how I may confirm if my condo is “on schedule/completed on-time” while I am vacated for the duration? Before I pack and leave my hotel on Day 3, I really should verify first that my unit is ready to return to. Is this forum where I can get updates on delays or extra days added on to my phase?

    It would be very unfortunate to pack and check out of my hotel, and drive 2 hours with family and pets, then be turned away because my unit was not finished as scheduled. Hope that makes sense Ozzie, I really appreciate your help on this one. Thanks!

    Almost forgot, how do I know my garage number if the building is just labelled #8?

    Last one… does a 3 drawer locked file cabinet (small size for under a desk) need to be left unlocked life the large safes mentioned in the instructions? I am trying to minimize the amount of items I need to lug into storage, greatly appreciate your response!

      Hey Kyle. On day 3, crews arrive early in the morning to start removing tents while an inspector checks the home’s air quality. This is being done for the whole building and must be completed by noon because SDGE is scheduled to arrive as early as 12pm. Any delays or extra days will be communicated directly to you via email or phone or both. However this is extremely unlikely. If you hear nothing, you can assume that we are on schedule. Though we know your garage building, the spaces aren’t individually numbered. So we are relying on residents to leave a small note or piece of tape with your unit number. If you wish to leave the file cabinet locked, just stick around long enough for a fumigator to visually inspect the contents and you can lock it back up. This will take less than a minute.

What is the reason why we need to give you access to our safe in our home? Without a proper explanation I don’t see the reason why you would need to get access to a safe.

      Hey Ryan, Apologies for your last comment not showing up. To answer your question, home access is necessary to ensure that all people and pets have vacated, all food is removed or double-bagged, all cabinets and drawers are ajar to ensure proper ventilation, and fans are installed to keep the air moving and force fresh air into the home when we begin to ventilate. Access is also needed on the last day to ensure full ventilation and no lingering fumigant is in the home. These inspections are a regulatory mandate.

PLEASE NOTE: The map provided only shows the detached garage building number (for all 8 garages). I provided the code but there is no way to reference which garage stall is mine. How can I ensure your team will not have an issue locating my stall? Will I receive an email confirming receipt of the garage code and correct identification of my garage location?

      Hi Kyle. There isn’t a PDF specific for garages. The map you see is the map that was provided to us. We do not know the exact garage space number for each unit so we are asking residents to label their garages accordingly. This will help quickly identify your garage space. Once your garage code has been logged, we will respond directly in an email.

    I read in the instructions that you will need access to any safes if we have safes in our home, and that if we do not provide you access to our safe that you will use third-party to access that safe? Am I reading the instructions correctly?

      Hey Ryan, regulations do require that we have access. We can work around this by having someone do a quick check of the safe in your presence on fumigation day. It takes less than a minute, and you can lock it back up. Unless representatives from the Department of Agriculture are on-site, we won’t have any further need to check it.

    2) Changing air filters in the condos was initially recommended by Accurate. I do not see this on recent instructions. If changing filters is recommended, please advise if this must be done pre-or-post-fumigation.
    3) Our attic is not ventilated but will be filled with Vikane and Chloropicrin. I would like a copy of the inspector’s reading following the air tests to measure concentration of fumigants in the attic. Measurements in PPM and the equipment calibration documentation.
    4) My water heater door has a lock on the inside, but I never received a key when purchasing my condo. Will Accurate subcontractors require a key? Will Accurate need to both lock AND unlock the door themselves? If I can lock the door from inside the water heater closet before DAY 1, will my door be damaged if Accurate plans to unlock it? Online resources indicate that locking exterior doors is to be secured against unauthorized entry during fumigation, but my unit is on the 2nd floor and there is no room for a person to hide in my water heater closet. May I get an exemption for having a 2nd story unit? Will SDGE require access to my water heater closet to turn the pilot light off then back on? Should I send a photo to you so that you can see my water heater closet door knob? Other than purchasing a new lock and key, can Accurate recommend alternative methods of securing my exterior water heater closet in a manner that does not additional time or cost to my preparation checklist?
    5) Instructions indicate that “walk-in or large safes” are required by law to be unlocked. Should I unlock my 3 foot high locked 3 drawer filing cabinet? Should I unlock the glass front to my antique case containing knick-knacks? Should I unlock my travel suitcase and briefcase? If there is a lock anywhere in my home, should I unlock it?
    6) What is the phone number to call for real-time updates and inquire if the fumigations are being performed on schedule? If it is raining, too windy, or there is any type of delay affecting Accurate’s schedule, will I be contacted by phone? Will it be this online forum https://www.hoafumigation.info/charlemont/ being used for posting any schedule changes? I currently do not see any updates for Phase 1 this past week. Or, are any other communication channels dedicated to tracking potential changes to the 8AM cutoff to vacate our homes and the 12PM reentry to our homes? If there is not a convenient way to determine if Accurate is “on schedule” before 5PM the night prior to returning home, or the morning my family is scheduled to return at 12PM, please provide me your cell phone number, or the number of a dedicated onsite Site Lead/Project Manager, so that we may arrange a call before EOB each day of Phase 3. My non-refundable accommodations are on 5/6-5/9 (*we must pay for an additional night of the 6th because I cannot vacate my home at 8AM on the 7th with several pets in carriers, then wait 7 hours to check into my hotel at 3PM, which is the standard hotel check-in time in the US. With that, it is imperative that I have a means to verify that it is OK to pack all luggage, all pets, an so that I am back into my home, on schedule, at 12PM May 9th. Due to the fact that 11AM is the standard hotel checkout time in the US. If I check out at 11AM, then arrive home at 12PM, but we are unable to occupy for another night, or nights, I will be paying much higher rates and will possibly require changing hotels.
    7) Regarding the following Terms, Conditions, and Liabilities section stating: “While we are concerned about your property, some of the following may be unavoidable due to the nature of the job that must be performed. The roof surface and perimeter areas of the building must be walked upon and damage may occur. Neither Accurate Termite and Pest Control and Next Generation Fumigation will assume any liability for such damage or consequential damage that may occur to roof or roof covering and areas below the same; gutters etc..”
    a. Has there been any pre-assessment by Accurate, Next Generation, or HOA to verify the current condition of roofs and gutters? Is there any documentation to support this? Home owners are not responsible for maintaining roof conditions, performing preventative maintenance, certifying service dates and adhering to a time table for recurring inspections at acceptable intervals. I am asking this forum, the vendors, perhaps the HOA via alternate channels… but as an owner I want to see documentation of the last service dates for roofs/roof tiles/gutters. When were the roof tiles last assessed and their condition rated and documented? Are there load bearing limits that must be adhered to per the roofing and gutter company? Will Accurate and Next Generation be working within the parameters of these limits? If these considerations or documents have not been vetted or cannot be produced, then I am not responsible for the repair cost to any roof or gutter damage. In the event that no due diligence has been done by the vendor or HOA prior to walking on my roof, I should have zero obligation to pay for repairs.
    Please advise if Charlemont, Accurate, and Next Generation have made any effort to evaluate the above mentioned roof conditions. If these are documented and accessible by the owners, please email me the report for my section of roof. I would like to know the exact count of roof tiles above my unit that are currently broken, stress fractured, compromised, or would be deemed unfit by any reputable roofing company for the scope of work about to take place. I also require a roof map highlighting exactly which tile belongs to my unit. This information should be produced prior to the fumigation event for all phases, I am requesting only for my unit in Phase 3.

      Hi Kyle. We do not have a PDF for the garages. All the prep work needed for garages is making sure we have access, making sure any vehicles remain unlocked, and that there is no food or locked safes left behind. Unfortunately, your garage spaces are not individually numbered, so having you put a note with your unit number on the garage itself will help identify your space.
      2. I’m unsure where you heard this, but changing air and water filters is unnecessary.
      3. There are no written logs of the air quality readings when finishing the fumigation. Creating a log of our own would have to be approved by the state. Inspectors from the Department of Agriculture have been on site to ensure that all areas are tested for air quality and that fumigant levels are well within the minimum standard. You are welcome to approach them with your questions while the work is being performed.
      4. Not having a key to the water heater closet is okay. Whether the fumigators use a secondary lock to secure it will be dependent on the instructions give by the Ag Dept inspectors. We have to follow their directives in order to proceed. SDGE does require access to your water heater on your return day to turn the the heater back on.
      5. For your safes or file cabinets, you are welcome to leave them locked up as long as a fumigators can inspect the contents in your presence. Luggage and brief cases can remain as is. Unless Ag Dept inspectors require that those be opened as well, it shouldn’t be a problem.
      6. Our number is 844-468-2687. Any changes in the schedule will be communicated to you directly via email. As of now, we don’t see weather being a problem. It is also extremely unlikely that you would have to stay out an extra night. If that changes, you will be contacted directly.
      7. Neither Accurate or Next Generation fumigation is licensed or qualified to perform any roof assessments. We do not know for certain if the association has contracted for a reputable and licensed roof specialist to do so. That being said, we do not know the date of the last roof assessment. Load-bearing limits or roof maps have never been provided for any fumigation in the past and are not provided now. I recommend you approach your association’s board of directors with these particular questions.

    Will plain plastic protect my memory foam bed? Any instructions specifically for couches, beds, etc.?

      Yes, those bags will be dropped off at your doorstep approximately 14 days before your fumigation day. You don’t have to do anything with your couches or any other furniture. Plastic covers on a mattress will increase the likelihood of the fumigant to remain trapped.

      Hey Kathleen. I completely understand. And yes, new notices will be sent out. For reference, civil code 4785(b) limits notice to residents to be no more than 30 days and no less than 15. Your association will be sure to send notice as soon as legally allowable.

        Hi Ozzie, I received the paperwork yesterday. I have an autoimmune disease and I am extremely concerned about the toxic chemicals being added to my home during the fumigation process. All the research that I have done mentions that these chemicals can linger at potentially dangerous levels for weeks in upholstered materials, especially memory foam and carpeting. However, the instructions provided by your company states that upholstered items like my mattress, which has memory foam, don’t need to be removed from the home. How is your company measuring the chemical levels after the fumigation process has ended to ensure there isn’t lingering exposure? Can your company guarantee that I will not have health complications from this fumigation process?

          Hey Kathleen, I completely understand your concern. Quite often, we find residents in a similar situation. We have been able to help them prepare for their fumigation as well and reassure them that our air quality checks will go further than the state standard. We do this to ensure proper ventilation. We are measuring at parts per million, looking for absolute zeros across the board before releasing the building back to anyone. If the fumigator at all suspects that conditions are not yet safe for you to return home, no one in the entire building will be allowed to enter. Also, residents such as yourself have opted to stay out an extra night or two for their own peace of mind. We make no assumptions regarding anyone’s health conditions before or after fumigation.

            Hey Janelle, you can leave your clicker under your door mat on the morning of the fumigation. Please note that we will leave it locked inside the garage at the end of the fumigation.

          I forgot to mention I have Primo water dispenser it uses five gallon jugs. Does it need to be empty, I imagine it does so what type of cleaning process does it take to reuse.

            The water dispenser is fine to stay as is. Additional cleaning will not be necessary.

    What are the steps to “turning our Gas back on?” Does someone have to be at their condo to let the SDGE person inside to inspect the gas appliances before the gas is turned on for their condo. What if they can’t be there? Is the time scheduled when SDGE will arrive at their condo?

      Hey Barbara. SDGE techs will arrive sometime between 12pm and 6pm on your return day. If you can’t be there, we suggest either rescheduling your appointment to a time that best fits your schedule or provide them a lock box code to restore service in your absence.

    Hi,
    I live at 750 Breeze Hill Rd #119 and I have a trip coming up at the beginning of May. Can you please give me the dates that you will be fumigating my building?
    As I understand it, you will be splitting the rest of Charlemont into 2 phases and I’d like to know if the stand alone garages are include in the 2 zones as we need to move all of our plants and we were thinking of putting them all in the garage.

      Hi Karen, We have yet to confirm the exact dates for your building, but your fumigation is estimated to take place mid-to-late May. We aim to fumigate corresponding garages on different dates so that you have that space available during the residential fumigation.
